Columbia rents grow steadily rather than spectacularly, and acquisition pricing reflects that. For owners who value durable occupancy over headline growth, that's the appeal, not the compromise.

The Midlands carries a deep stock of older workforce housing with tenancy already in place. Modest, targeted renovation programs move rents here without the re-lease risk of hotter markets.
