Toyota's $14 billion battery campus in Liberty, the company's only battery plant outside Japan, opened in late 2025 and is ramping toward 5,100 jobs, alongside Boom Supersonic and Honda Aircraft at PTI. Renter demand follows payrolls.

The logistics spine

Sitting on I-85 and I-40 with a FedEx hub at Piedmont Triad International, the region moves freight for the whole East Coast. Warehouse and distribution jobs are steady, and they rent.

Pricing that still pencils

Greensboro and Winston-Salem trade well below Charlotte and Raleigh on a per-unit basis, and with billions in new manufacturing payroll landing, the entry math still works for returns the bigger metros priced out years ago.
